17a Gilston Road and the Boltons Studios are within the Royal Borough of
Kensington & Chelsea’s The Boltons Conservation Area. No.17a Gilston Road provides a frontage and main access to the Boltons Studios. The Boltons Studios are in effect backlands development between 19th century residential properties in Gilston Road and Redcliffe Road. The Boltons Studios were created as an infill of 1-3 storey artists’ studios in the late 19th century and were re-built in the 1980s.
Due to the tapered floor plan of the overall building, specific strategies were developed for each unit to address its unique floor plan and conditions. The approach was to open up apartment layouts, re-configuring stair and upper levels to create clear lines of sight and movement from the apartments’ entry points and to maximise natural light provision.
The remodelling and refurbishment of 29 units, included studios, one and two bedroom apartments (predominantly arranged across 2 or 3 floors), communal areas, front and rear gardens. Sculptural staircases were developed to connect the multi-level apartments. A simple but high quality material palette was selected to enhance the dynamic sectional qualities of the spaces and reflect light deep within the space. To establish the quality of the construction details for the overall development, the 2 floor studio 6 was fully completed to our design. (photos of completion provided by Development Manager)
